my wife and I are planning our Sept trip to Ireland and will be in Dublin for 4 nights at the front end. Although we have not done an exhaustive search, It seems that many of the top TA recommended mid-range hotels are already booked out for at least one night of our stay (Fri Sept 12), so we are changing our focus to B&Bs, guest houses, smaller hotels, etc. Budget is around 100-150 EUR tops for a double.
Ideally, we would like to be walking distance to O'Neill's of Suffolk St, Jasmine Bar (avail. rooms at Brooks Hotel out of our budget), Grafton St, etc--but are avid walkers so can be somewhat flexible for areas, does not necessarily need to be right in the center but within maybe a 30-40 min brisk walk?
Two Rooms in Dublin looks really good, any thoughts/other recommendations?

We are going at the same time as you. Two Rooms is already booked out, so we went with Quince Cottage and managed to get in there. Most of the hotels on TA anywhere near the CBD seem to be overpriced and variable quality so we decided B&B was a better bet.

There aren't a lot of BnBs in central Dublin although there are quite a few at the top end of Parnell Sq (which I guess is pretty central) and further towards Croke Park but from the outside none of these places look like anything decent and would undoubtedly smell of sweaty culchie hurling/football socks.
Phoenix BnB is within your description (kind of, while not central central it is less than 30 mins walk and on the LUAS/tram line) and was renovated in the past 3 years.
Thanks for the input folks, looks like we may actually book an upper-mid range hotel after all, and may up the budget a bit as well, just need to pin one down now, perhaps south of center near St Stephen's Green, or west of center.
