10-12 Day Itinerary South (Saigon) to North (Hanoi)

Hello there,
September is hot season in the north . And in the central of Vietnam it will have rain heavily some times, even storm but the weather's so variable you might be lucky.
I would like to recommend your itinerary for 10 - 12 days in Vietnam
3 days: Cu Chi tunnel, Mekong Delta (Bus or flight but they don't have a straight fly from Ho Chi Minh to Hoi An)
2 days: Hoi An
2 days: Hanoi (By air plane)
2 days: Ha Long Bay (By bus or tour from Hanoi)
2 days: Mai Châu (By bus or tour from Hanoi)(The scenery is similar to Sapa) and if you want to go to Sapa, it need 3 days for your trip here. Or Ninh Bình for 1 day (By bus or tour from Hanoi): On september it's rice season so you should visit Tam Cốc in Ninh Bình to see amazing rice field through a boat trip.
