Xang Kio Guesthouse - anyone?

posting this seperately to my Sayo question as I think this maybe a tough one. Xang Kio guesthouse is just over a year old and supposedly lovely. It is right next to Villa Sante. I cant find any contact info for it (too small probably?) but cant risk just rolling up when we get there as we will arrive in relativelybusy January.
Any one help me with this one.
