We have a family wedding coming up in San Francisco this October. Guests come from all sorts of economic backgrounds. Looking for several things--(1) an nice mid-range $$ hotel nearish to Presidio. I think this is the big ???? (2) B&B's near Presidio (3) some mid-range to higher range $$$$$ Airbnb

Fist can you describe the budgets in dollars, rather than adjectives of $$$? There is no real definition. My "mid-range" might be your "too expensive" and "mid-range in San Francisco may be your "you've got to be kidding!!"

Unfortunately, October is high season in SF. The weather is at its best and there are a number of events that attract a lot of people. Lodging prices will be at their highest and lodging should be booed NOW.

There are a couple hotels in the Presidio. Inn at the Presidio and Lodge at the Presidio. Both are in Historic buildings,. The Inn is smaller ad more luxurious. Posted rates for both start around $300 and go up. Big caveat--both are already booked up for some October weekends.

There is a large number of motels along Lombard Street leading to the Presidio. These range from el cheapo to basic to not bad to rather upscale. I like the Cow Hollow Motor Inn/ It has some sister properties that are slightly less expensive.

It would be difficult to suggest AirBnB near the Presidio--there are way too many to enumerate. I would look at the neighborhoods that AirBnB calls, Cow Hollow, Marina, Presidio Heights, and Richmond District.

Expect most B & B rates to be similarly vey high. Read information carefully; there are a few clothing optional ones, and some that cater to a single gender, usually LGBT. (Just about any place you look wit be LGBT friendly; these places specifically target that clientele.)

The closest hostel would be the HI Fisherman's Wharf, more commonly called the Fort Mason Hostel, as it's located in a former military building. It will give you an idea of SF lodging prices if I tell you that a bed in a 20-bed dorm room at the hostel starts at $43, plus tax in October. A 5-person room is $5per bed.Private rooms start at $120. They, too, are starting to sell out in October.

Nutrax gave you good advice, you need to be booking NOW, at least cancellable and become aware of prices. SF in October -and Sept- often surpasses New York City in hotel prices, its the most expensive real estate in the US at present and its a small city/hotel rooms are limited so expect some of your family to be priced out of attending. For example the Cow Hollow and similar motel type properties which would be modest $100-$150 p/n lodgings in most places are between $200-$300 per night, moderate would be $300-400 p/n, high end $600 plus - big problem is availability so get on the telephone quickly. Get some kind of head count and ask about group rates for weddings, of course any group rate will need some sort of deposit.

I would first get a feel for dates/rates on booking.com and hotels.com, then head over to the Trip Advisor SF Forum for lodging questions, TA is much more detailed than here for hotel advice. Some SF neighborhoods are not acceptable/unsafe so ask on SF Forum about any specific property that looks inexpensive. Its not a city that is easy to book for any group larger than 4 persons.

I´d look into a group booking at the HI Fishermans Wharf. For groups and wedding planning you generally have to talk to a group/convention sales director.

And to addition with above advice; maybe don't look to close at just a certain part of the city (Presidio)

You might get better deals by booking lodgings a little bit further away; you always can use public transport in SF, which is not that bad or taxi...

I almost never recommend this but your situation might warrant the services of a professional event planner, especially if anticipating a fair number of guests. As said above, October is an especially popular and expensive month for visiting S.F.

It may make more sense to rent a house than hotel rooms and to look at places outside of SF proper, renting a vehicle (perhaps with a driver) to bring people into the wedding events. Housing is tight in SF and AirBnB apparently has contributed to a contraction in rental housing. My guess is that your more likely to find houses as "vacation rentals" to the N of SF than elsewhere simply because the area has a lot of parks. There are towns like San mateo that are accessible by train for m SF to the S, but I suspect that even places that ocne were considered "affordable" like San Mateo might not be now.

Thanks. We are from Texas and you can get a really very nice hotel for $150 to $200. We have a lot of people coming to SF looking for a similiar room experience and are going to go into sticker shock. It's more than just the price, it is the fact they are use to staying in really nice places for $150 to $200. Hostels are out of the question. The Presidio Inn and Lodge are booked. I have not looked in the Cow Hollow area, but have looked in Richmond, Marina, Presidio Heights, and Marina. Even looked over in Marin. I've been looking until I can barely see straight. I'll check out Cow Hollow. This has become quite a challenge but I'm determined to make this work. What are my choices but to do that!?!

Although not in the Presidio, Hotel del Sol is in the Marina - not too far from the Presidio and a good choice for families with kids. There aren't too many hotels in the Presidio except the Lodge and the Inn in the Presidio.
