Nucker and Qypsytoes, Presently, I am in Matagalpa, at this writing. I will be in Matagalpa for approximately (2) more weeks. I have been involved this several legal transaction in the Rivas area and have dealt with several local, Nicaraguan lawyers. I have had several lawyers that were unable to perform a legal closure, in a period of up to 4 years. I eventually moved all my work to an individual by the name of Xiomara Valverde Sequeira (email: nicaley@cablenet.com.ni). All of the lawyers that are recognized by American Title Insurance Company, charge approximately the same rate. But what several of my original lawyers could not resolve in a period of years, I reassigned the tasks to Xiomara and she promptly was able to resolve every issue I throw at her. I wrote an unsolicited letter to Turalu Brady Murdock (Vice-President/Council First of America Title Insurance Company - International Division),approximately (2) months ago and indicated the excellent experience I have had working with Xiomara. I then received a nice Thank You letter, in return, from Turalu indicating that she normally only receives negative letters about issues. I wish I could send you a copy of this letter to you, but Lonely Plant does not appear to not be configured to allow attachments. Oh-yes, Xiomara does speak english and responds promptly to my emails. If you have any other questions feel free to ask. | 3 | |
I live in Managua, and Don´t know too many lawyers, but based on my experience here, go for the best, even if you have to pay more. I once used Taboada y Asociados Consortium, top notch in this country, very effective, a senior lawyer might be probably between $100 and $150 an hour. IMHO a squire is like a doctor, you just can´t afford trial and error. They speak english too. Their office is located like a block or two from the Hospital Militar in Managua. There is another law office that I know, just don´t have the contact info right with me know, but probably tomorrow I´d be able to post it. Hope this is helpful for you | 4 | |

Thank you both, so much for the recommendations. We are not going through a real estate agent. Instead, we are buying property from a personal friend (gringa) in Nicaragua. | 6 | |
