Once the haunt of Kandinsky and Mann, fashionable Schwabing remains a pleasant place to stroll. The area has some of the highest rents in town and is populated by well-heeled professionals. Some live in beautifully restored Jugendstil (art nouveau) buildings along such streets as Ainmillerstrasse and Gedonstrasse. Officially, the student quarter is actually south of Schwabing, in Maxvorstadt, but even locals get the two confused.
