Accommodation on Catalina Island.

Accommodation on Catalina Island.Hi.
I'm looking to rent a room on Catalina island around the end of June, first week of July - I realize that it will be peak season with 4th of July Celebrations etc.
I have only found large resorts available on websites and am trying to avoid that.
Can anyone recommend a small boutique style Hotel that provides breakfast and is close to the beach?
Budget $180 - $200 USD per night.

1The Catalina Island Chamber of Commerce website is a pretty good resource for finding hotels on the island. They have links to most of the hotels, and they even have a page where you can view availablility for a bunch of hotels at once.
Couple of Catalina tips: the island can get booked out early for the summer holidays, most hotels have a 2 night minimum for the weekends (and sometimes a 3 might minimum for holiday weekends) and most will jack the rates up for weekends and holidays.
We usually stay at the Hermosa Hotel. It is probably the cheapest place to stay on the island. Summer rates start at $100 (weekdays) and $155 (weekends) and go up to over $300. They have a bunch of different types of rooms. They have rooms with kitchens, they have rooms with bathrooms down the hall, they have cottages, and everything in between. It is a neat old building with lots of character.
We like it because it is close to everything, while not being too close. It is a short block back from the beach, close to all of the restaurants and shops, and next door to the grocery store. But, it is back off the main boardwalk, so slightly less hectic then some other options.
Please note, however, that the hotel is not a luxary place. It's clean and bright, but expect everything from the TV's to the beds to be of lower quality then a resort place. The walls can be thin(ish) in many of the rooms, the showers can be small and they are just now getting to the point of putting A/C in all of the rooms.
They don't provide breakfast at the hotel, but Cafe Metropole is next door and has cheap, great breakfasts that can be ordered from a counter and taken back to your room (that is what we did). They have great oatmeal, and peach pankcakes.

I've actually been to Catalina before for a wedding (a whole bunch of us came over from NZ as one of your Yankees was marrying a Kiwi girl - so I know what to expect)
I have options to stay with the same family again as they go there every year for 4th of July Celebrations - I was just thinking I would look into my own place for a bit of privacy and lessen the load on their house etc.
I'll take a look at what you suggest.
